A licensed WORKS agent can compare new construction communities, quick move-ins and existing resale opportunities instead of forcing a single path.
For new construction, we collect published builder incentives, financing examples (with APR and loan type), deadlines, required lenders and inventory-specific discounts, and show when we last checked them.
When you are ready, coordinate tours and the purchase process with a licensed real estate professional. Builder sales teams represent the builder. When you sign a written agreement with us, your WORKS agent represents you. Tip: many builders require your agent to register you or come with you on your first visit, so contact us before you visit a community.
We can help whether your next step is a detached home, townhome, condominium or another type of for-sale home.
Primary focus: communities, quick move-ins, builder promotions and rate incentives.
Existing-home inventory remains an option when location, price, timing or character makes resale the better fit.
Ownership does not have to mean a detached house. Attached product can be the right bridge from apartment living.
You should always know whose side your agent is on and who pays them.
The builder's on-site sales consultants work for the builder. WORKS Real Estate Services LLC represents you only after we agree in writing to do so (a buyer brokerage engagement agreement). That agreement explains our duties to you and how we're paid. Until then, we're happy to share general information.
WORKS Real Estate Services LLC may receive compensation from home builders, usually a commission the builder pays the buyer's brokerage at closing, when we represent you in buying that builder's home. The amount varies by builder and community. Your written agreement with us will say how we are paid, including what happens if a builder doesn't pay a commission. Ask us anytime.
Some builder incentives require a specific lender. You're free to choose your own lender, title company, inspector and other providers, though you may give up a builder incentive. Compare the full terms before deciding.
Homes, prices and incentives on this site are listed and offered by the named builders. We show the date we last checked each one, and we remove items we haven't re-checked in 30 days.
You do not have to be “ready to buy today” to learn whether ownership belongs in your next housing decision.
